What the summary keeps, and what it leaves out

The analysis behind both reports is identical — the same analyst reads the same ordinance and pulls the same documents. The difference is how much of that work ships with the finding.

  • The conformance determination, stated plainly
  • Current zoning classification and governing ordinance
  • Legal, legal non-conforming, or non-conforming status
  • Deficiencies identified, if any
  • Ordinance section citations for every finding
  • Underwritten reliance language
Only in the full report (V)
  • The retrieved documents of record, reproduced in full
  • Dimensional tables — setbacks, coverage, FAR, height
  • Parking count analysis, provided against required
  • Site plan and plat exhibits
  • Prior approvals, variances, and amendment history
  • Zoning map excerpt for the subject parcel

If your lender has not told you which they require, order the full report. Upgrading after delivery means re-opening the file; the summary cannot be extended into the full Zoning Conformance Report at the difference in price.

Most commercial lenders ask for the full report (V) because their file wants the exhibits. Life-company and agency lenders are the usual exception — they frequently accept the summary. If the loan documents are silent, ask your underwriter before you order; it is a five-minute question that saves a re-open.
Identical. Underwritten reliance is included on both, and it is the same language reviewed by the same carrier. The summary is a shorter document, not a lesser instrument.
Not at the difference in price. The exhibit and appendix work is a separate pass, so an upgrade is ordered as a new Zoning Conformance Report. If there is any chance you will need the full file, start there.
No. The same analyst reads the same ordinance and retrieves the same documents of record either way. What changes is how much of that work is reproduced in the delivered PDF.
