A parcel-level report answers a question you have already committed to asking. This one is bought earlier — when the question is which parcels are worth the parcel-level report at all.

A single jurisdiction typically carries somewhere between twelve and forty zoning districts. Your use is by-right in some of them, conditional in a few, and prohibited in the rest. Which is which is a fixed fact about the ordinance — it does not change parcel to parcel.

So we determine it once. The report scores every district in the jurisdiction against your use, cites the authorizing section for each, and notes the overlay districts that modify the base answer. From there, a district map tells you where in the city the use can go.

Acquisition teams use it to filter a site list before ordering diligence. Franchise and single-tenant developers use it to set a market entry strategy. Lenders underwriting a borrower's expansion plan use it to sanity-check the pipeline.

No, and it is not meant to. It tells you what the ordinance permits in each district. It does not tell you the district a specific parcel sits in, what overlays touch it, or whether a variance is on record. Screen with this, then order a Use Allowance Report or a Zoning Conformance Report on the parcels that survive.
One municipality or one unincorporated county area — whichever body adopted the zoning ordinance. A metro that spans six cities is six reports, because it is six ordinances. We will tell you the count when we scope the quote.
Yes, and it is usually the right call. Additional uses on the same jurisdiction are quoted per use and run on the same file, so you get the full matrix for one turnaround.
We work from the ordinance in effect on the date we open the file, and the report carries that date. We maintain six hundred jurisdictions on a rolling cycle, so for those the working code is rarely more than a cycle behind the clerk.
