What a determination looks like
Every answer is one of three words, and every one of them carries the ordinance section that authorizes it. A conditional use names the approval body and the standard it will be measured against.
Where the ordinance is genuinely ambiguous, we say so and cite both readings rather than picking the convenient one. That happens more often than the industry admits.

- Yes. The base report covers one use; additional uses on the same parcel are quoted per use and run on the same file, so the turnaround does not change. Tell us the full list when you request the quote.
- Most do not, for anything built after the code was written. We work the use-classification provisions — the catch-all categories and the zoning administrator interpretation on record — and report which classification the use falls under and why. If the jurisdiction has issued a written interpretation, we retrieve it.
- No. This report answers the use question only. Setbacks, coverage, height, and parking are the Property Requirements Report; if you need both, the Zoning Conformance Report covers them together for a single property.
- It is a "yes, if." We report the approval body, the standards the application will be measured against, and any conditions the jurisdiction has attached to comparable approvals. What we do not do is predict the vote.
