The envelope, as delivered

Where an existing condition exceeds a current standard, we say whether it is legal non-conforming and what triggers loss of that status. That is the figure underwriting actually needs.

Overlay districts, planned-unit development conditions, and recorded variances all modify the base standard. When one applies, the table reports the governing figure, not the base-district figure.

No — we are not surveyors and we do not represent our figures as survey. Existing conditions come from the documents of record: the recorded plat, the approved site plan, prior permit drawings. If you need measured conditions, order an ALTA survey and we will read our figures against it.
It protects the condition as it stands, usually until the use is abandoned for a stated period or the structure is damaged past a stated threshold. Both of those numbers are jurisdiction-specific, and both are in the report — they are the terms a lender cares about.
No. This report is the dimensional envelope only. The use question is the Use Allowance Report; the Zoning Conformance Report covers both for a single property, with the exhibits.
We retrieve it and the table reports the varied standard as governing, with the case number and the date of approval. An unrecorded variance is a real risk in some jurisdictions, and we flag it when the file suggests one exists.
